A. Rates on mortgages are usually cheaper than homeowner loans, therefore, it may be better for you to borrow more on your new home and pay off the loan.

We are usually paid a commission for arranging your loan. This is on completion only. We will not charge you anything if we fail to complete the loan.

Whilst processing your loan, should the valuation report show more equity in your property or the mortgage reference shows less arrears than at first thought, we will re-issue the loan on a cheaper plan if it is suitable to your needs.

A. Absolutely Yes, this is the most important step you can take to ensure your loan completes. Remember you are dealing with the broker and not the lender. Always tell us everything good and bad. It usually comes out in the end and this may result in time being lost and disappointment. There is usually a loan plan for everyone, but please tell us the facts about past credit problems as early as possible and let us decide what lender and plan is best suited to ensure we get the loan you require with the minimum of fuss and in a timely manner.
A.You could be buying Shares in a "dot-com" company, paying of gambling debts, starting a business or paying for a 30 foot high statue of Elvis Presley to be erected in the garden - it doesn't matter to us and we place you with a lender that it doesn't matter to either.
Remember - you must tell us everything, good and bad, and we will decide which lender to use.
A. Loans under £25,000 are regulated by the Consumer Credit Act 1974. On these amounts you will be given an 8 day consideration period before your agreement is posted to you to sign , you will then be given a further 8 days to send the agreement back to us before we will contact you. Loans above £25,000 have no consideration period.
In either case we often need a valuation to be carried out on your property and a reference to be sent to your existing mortgage company to ensure that the quote given (based upon your statement of valuation and mortgage arrears will be given bythe lender i.e. fits the lenders criteria (we will pay for both of these).
Once all the documents are signed, the valuation report and lenders reference returned, your loan will be submitted to pay out.
Most lenders will phone you prior to payout, to introduce themselves and ask a couple of security questions. Then the cheque is posted to you.

A.If you are considering taking out a loan, you need to think how you would repay your loan or mortgage if you became unable to work because of illness, accident or injury or even if you lost your job through redundancy? What would happen if you suddenly died? Could your partner or dependants continue to make repayments? The government will not give any assistance towards secured loans.
Payment Protection may well be the answer and can ease the burden in difficult times. Payment protection is optional and is available on every loan we arrange for applicants between thes ages of 18 to 62, employed or self employed.

A.The loan may be repaid at any time. On early settlement you will either be entitled to a rebate of the outstanding interest as defined by The Consumer Credit Act early settlement regulations 2004. You may be subject to a small interest penalty.
For example, you may have a loan with £5,000 left to pay, and your interest rate is 10%. If there is an early redemption penalty of 1 months interest applicable, this means that the penalty would be £41.65, so you would have to pay £541.65 to finish the agreement.

A.Yes, most Lenders have a re-scheduling department and most are happy to accommodate, although this may in some instances incur costs.
A. Some lenders allow this and others do not.
If you think you may wish to make additional payments over and above your chosen repayment, please tell us in advance so we can arrange the loan with a lender who accepts this.
If a lender does accept additional payments then you will normally pay by direct debit but a "paying in book" will be poste to you upon completion for your extra payments. This way you can keep a record of the extra amounts you pay. Because the interest is charged on a monthly reducing balance, the overpayments made should reduce the term of your loan. Statements are available at anytime by request to show all transactions.
